Typical contracted services that Luxor Management provides include:

  • Operating Budget

    Preparation of annual operating and/or capital budgets for approval by the principals.

  • Human Resources

    Management and remuneration for all employees required for property operation.

  • Rent Collection

    Collection and deposits of all rents into custodial accounts.

  • Leasing & Rental Programs

    Implementation and maintenance of active leasing/rental programs.

  • Property Maintenance

    Property operation and maintenance to standards prescribed by the principals. Development, negotiation and management of programs relating to maintenance, repairs and capital replacements.

  • Financial Reports

    Preparation and provision of complete monthly financial reports (accrual or cash basis), with an editorial summary of monthly issues.

Once a property management contract commences, a full property condition report will be prepared that includes:

  • A complete twelve-month budget
  • A building description, including a list of deficiencies (if any)
  • An analysis of the present rental market in comparison to the subject property
  • Estimates to correct any deficiencies
  • An overall summary with recommendations
